Who we are

I’m Dave Colangelo, founder of Intracoastal Property Services. I established the company to deliver the level of oversight, discretion, and accountability I would expect for my own property. Intracoastal Property Services is personally operated and managed to provide discrete, reliable oversight for select properties in Palm Beach County.

For more than 25 years, I have led large-scale environmental restoration and infrastructure projects throughout South Florida, managing complex, multi-disciplinary construction efforts. This background provides a sophisticated understanding of how coastal and residential systems are designed, built, and protected, along with the experience to engage qualified contractors, coordinate specialized services, and oversee work with precision and authority on behalf of my clients. Unlike traditional home watch services, our approach is built on structured inspection protocols, detailed documentation, and rapid escalation when something is wrong.

As a South Florida homeowner for over two decades and a six-year member of my condominium association board, including service as both President and Vice President, I bring practical insight into condominium governance, regulatory compliance, vendor oversight, and building operations. I understand the standards and expectations of well-managed coastal properties.

As a lifelong recreational fisherman and boater, I also bring informed oversight to vessels, docks, and waterfront systems, with an appreciation for the unique demands of the marine environment.

Based in North Palm Beach, with direct experience in waterfront properties, vessels, and coastal conditions.
